A security deposit is required when moving into a rental property to cover damages and unpaid rent. The deposit should not exceed two months rent and must be accompanied by a receipt. After moving out, the landlord has 30 days to return the deposit or provide a list of deductions.

For written leases, check for early termination provisions and notice requirements. If the lease permits early termination, follow the specified notice procedure or negotiate a written agreement with the landlord. For month-to-month and oral leases, both parties can terminate the lease by giving written notice, at least one month before the next rent payment. Year-to-year leases require a longer notice period of at least 60 days before the end of the year.
